First Time Home Buyer
Requires 3% down, will have PMI, best with a 680 or higher credit score.
5% Down No PMI
Requires 2+ years employment at current job, a minimum of 5% down, no PMI. Requires a 640 or higher credit score, no major credit delinquencies, and no more than 3 collection accounts.
100% Financing
Requires 2+ years employment with a school district, no down payment, no PMI, requires a 680 or higher credit score.
103% Financing
Requires 2+ years employment with a school district. no down payment, no PMI, can roll in up to 3% of closing costs, requires a 680 or higher credit score.

- 1Mortgage Disclosure – All property financed must be located in the state of Texas.
- 2Confidentiality Disclosure – Please do not send confidential information, such as member number, social security number, etc. in an e-mail message.
- 3Educator Mortgage Disclosure – To apply for an Educator Mortgage Loan, at least one applicant must be a current teacher or school employee for at least 2 consecutive years at a Texas school district. All applicants must have a credit score of 680 or higher and a 45% debt-to-income limit. Applicants may finance up to 103% LTV. Additional 3% is to be utilized for closing costs only – No cash back and no “coverage” for a lower appraised home permitted. This program is intended for primary residences within the state of Texas only, not vacation homes or investment properties. Other conditions may apply.
- 4Direct Deposit Discount: Set up at least 50% of your paycheck to be direct deposited into your GCEFCU account to receive 0.125% off your APR*. Loyal Member Discount: Open a GCEFCU credit card or refinance an outside auto loan of $15,000 or more with GCEFCU to receive 0.125% off your APR*. *APR = Annual Percentage Rate.
